Keep sight of the whole investment without losing the ground truth.

“My role is to understand where the value genuinely lies, then bring together the right people and decisions to make it achievable.”

Alexis Anciaux leads K&R. He remains personally involved in every investment, from the initial assessment to the exit strategy, and assembles the team around the asset’s actual requirements.

One central responsibility, four inseparable functions.

01

Assess and decide

Identify the asset’s genuine potential, qualify the risks and define a defensible investment thesis.

02

Structure

Connect the business plan, financing, planning, capital works, operations and exit strategy within one coherent investment case.

03

Assemble

Bring together the investors, operators and specialists the asset requires, without imposing a standard team on the opportunity.

04

Lead execution

Maintain a clear decision-making framework and move every stakeholder forward through delivery and exit.

A method shaped by demanding real estate investors.

Before leading K&R, Alexis Anciaux held real estate investment and asset management responsibilities, notably at Union Investment Real Estate in France.

This institutional background allows him to assess an opportunity to investment committee standards, then provide the practical leadership required to execute it.

He holds the Master 246 in Real Estate Management from Université Paris Dauphine-PSL and is a member of the RICS.

When the opportunity requires more than isolated advice.

Investor or private equity firm

To qualify an opportunity, define the thesis, select the local operator and lead the investment on the ground.

Owner or operator

To reposition an asset, resolve a complex situation or structure the entry of an investment partner.

Adviser or originator

To bring full analytical and execution capability to an opportunity that extends beyond a single advisory discipline.

You know of an asset or situation worth examining.

A few lines on the asset, its context, the decision-maker and the timetable are enough for an initial review. The source of the opportunity and its circulation are agreed before any detailed information is shared.
