The first question is simple: why has this opportunity arisen now?

An asset may be underused, poorly configured, too costly to refurbish or no longer suited to its original purpose. The owner may lack time, capital or an operating partner. K&R seeks to understand that reality before building a scenario.

We then test what could invalidate the thesis: planning and zoning, technical feasibility, legal structure, operations, market conditions, financing and exit. An opportunity that survives this initial review deserves deeper work.

The work progresses through a series of decisions.

Initial review

Source of the opportunity, access to the decision-maker, asset condition, timetable, known constraints and initial value creation hypothesis.

Testing the thesis

Use scenarios, capital works, operations, risks, capital requirements and exit conditions are considered within a single investment framework.

Transaction structuring

K&R assembles the appropriate expertise, operating partners, debt and equity. Partner selection is driven by the opportunity.

Asset management and execution

The original investment thesis remains connected to every decision, governance process and action plan through to delivery.

The opportunity is protected before detailed analysis begins.

We regularly work on opportunities introduced before they reach the market. The role of the originator, the required level of confidentiality and the authorised parties are agreed from the outset.

The first response should be useful: proceed, request a specific item, revise the thesis or decline the opportunity.
